Developing an Urban Conceptual Model for Neighbourhood Regeneration and Gentrification
(Study Case: Udlajan, Tehran)
Abstract: The main objective of this research primarily is to frame a practical model of Urban Regeneration based on the associated literature and to reframe the common methods of regenerating, focusing on Odlajan (a neighborhood in the historical part of Tehran, 12th municipal district) urban spaces. The current study presents tactical and technical approaches to generate solutions for the traditional urban texture of the designated area and the un-sustainable early developments in the sphere that have led to a depression in the sense of belonging and have prompted civil disturbance, such as instability, chaos, and neglect in the city entity.
This paper reveals three main sets of strategic intentions; the first consists of the notion of examining the current situation of buildings and blocks implementing the grounded theory method in order to design the backbone for a scheme of characterizing the relevant key elements, the second step is defining a project-oriented classification based on the literature review, tensions, and gaps in regeneration and gentrification. Finally, a conceptual model containing the project-oriented elements, investors, buildings, and neighborhoods proposing a sustainable and social-based development for Udlajan has been portrayed.
It is reasoned that in traditional neighborhoods, there must be a stated plan based on social liveliness and insight. This prospective at the tactical level can be counted as a serviceable tool for redefining the means of regeneration to a more innovative interactive model to make the intermediary connecting citizens and city and boost the quality of downtown life and daily activities for both local residents and sightseers.
